City Home Cincinnati

Schickel Design Company is working with Over The Rhine Community Housing and Eber Development LLC of Cincinnati to create 25 for-sale town homes and condominiums in the emerging historic Washington Park area of downtown Cincinnati. Sustainability Features Incorporated Into City Home Cincinnati's New Energy Star 5+ Homes

Energy Efficiency:
 
• Received Energy Star's 5-Star Plus rating (the highest rating available). The rater estimates the houses are in the top 10% in terms of energy efficiency in new home construction. (Energy Star rating includes energy modeling and 3rd party verification of insulation, envelope leakage and duct leakage)
• Heating and cooling includes high efficiency electric heat pumps, better than Energy Star.
• High quality, energy efficient windows and doors throughout.
• Units incorporate Energy Star light fixtures and/or CFL lighting.
• Each unit makes abundant use of tall, operable windows to enable daylighting and cross ventilation.
• Include an interior courtyard to bring light and fresh air to the core of the building, a feature seldom available in townhome construction.
• Heat Pumps:  16 SEER / 9.75 HSPF
• Windows:  Vinyl Double Hung w/ Low E glass, U - 0.35
• Insulation:
- Basements:  R-10 fibrous panels below grade (outside foundations), R-13 blankets above grade (inside foundations)
- Exterior walls:  R-13 batts (2x4 walls), R-19 batts (2x6 walls)
- Roofs:  R-38 cellulose
- Floors over outside air:  R-38 batts
 
Material Conservation:
 
• The new houses reduce framing waste by using prefabricated wall panels and floor trusses.
• The renovated buildings reuse 100% of the existing historic shell, which is the ideal way to conserve materials.
 
Site Selection:
 
• The site is a dense, urban infill location with existing utilities.  This relieves the considerable burden of developing and new site and extending roads and utilities.
• There are outstanding community resources in walking distance and within a very short commute. 
• Open green space is within walking distance (not just Washington Park, but more importantly the riverfront). 
• The project also includes a community garden and rain garden.
 
Water Management:
 
• The new townhomes have a water detention system that makes their stormwater runoff equivalent to undeveloped land.
• The alley has been reconstructed by raising the existing brick pavers and making the paving system permeable to further reduce storm water runoff. (Excessive storm water runoff is a problem because it causes the City's combined sewer system to overflow into the river, releasing untreated sewage into the waterway.)

Phase 1A of City Home OTR Cincinnati Now Under Construction!

Construction has begun on 1401 Race (which formerly housed Bang's Market) at the northwest corner of Race and 14th street. When completed next spring, the historic brick structure will feature 2,300 sq. ft. of commercial space on the ground level with outdoor space facing the newly revitalized Washington Park. Upper floors will include four condominiums entered through a private courtyard. Each will have a New Orleans-style porch also facing Washington Park.

'City Home: Home Again'
Educational Presentation and Tour Planned for April 27, 5:30 pm


Schickel Design Principal Martha Schickel Dorff will conduct a tour of City Home sites and host a presentation on the project's multi-year history as well as future phases beginning at 5:30 p.m in the Schickel Design offices, 124 West 14th St., April 27, 2010. Both the tour and presentation titled "City Home: Home Again," are open to the public at no charge. Reservations can be made by calling 513-721-4000.
