Three Over-the-Rhine property owners are collaborating in a for-sale residential home development in the Washington Park/Music Hall neighborhood. Their community-building efforts are concentrated on Pleasant Street between 14th and 15th Streets.

Cooperating are design/development professionals with considerable experience and a strong track record of successful, completed projects.

They will create approximately 18 living units; condominium homes using mostly renovated space and town homes using mostly new construction.

The project team pools the resources of committed stakeholders who live and have put down roots in Over-the-Rhine. Rather than a “top down” effort, this represents a “ground up” approach widely recognized in planning circles as being a key and often missing ingredient that makes sustainable revitalization possible.

The goal is to begin creating an attractive, convenient neighborhood close to Music Hall’s cultural treasures and within walking distance of downtown offices, restaurants, stores and theaters.

It is not gentrification. Rather, these high quality, well-designed owner-occupied homes will include residents with limited finances. This is a conscious effort to cross the artificial distinction between “affordable” and “market rate” by employing both tradition and innovation in the “not-so-big house”, and principles of simplicity and enduring design. Success will enhance the quality of life for everyone in the neighborhood. RESTOC/OTR Housing network has completed many affordable housing projects over its 15 year history, most recent being Community Views. Eber Development LLC projects include Symphony Hotel and scattered site projects in Over The Rhine and Mount Auburn. Schickel Design Company has a distinguished record in creative adaptive re-use design. It recently completed a mixed-use office/residential project located near Music Hall.
